Tower 3 (an 18-storey building) is now Ready for Occupancy, Urban Deca Homes Banilad started turning over the units to its owners last May 28, 2022. Prices are expected to increase anytime from now since units are ready for occupancy and plenty are already turned over to its owners. Towers 1 and 2 are still under construction and is expected to be finished by 2024 & 2026, respectively.
Mechanics for Tower 3 Unit Take Out:
Fill out Buyer’s Loan Application, Undertaking, & Option Agreement.
Submit 2 valid IDs with 3 specimen signatures and Proof of Income, can be both Principal Buyer and Co-Borrower (may be not blood related). If 3 buyers, 2 must be blood related and 1 may not. Income should be above 60k for 2-Bedroom and 80k for 3-Bedroom unit.
Pay the 10K reservation and wait for 8990 Personnel online interview. If approved, the client may pay the full 20K plus equity and submit the remaining required documents. Client will wait for unit inspection.
PAG IBIG (FREE DOWN-PAYMENT):
Fill out Pag ibig hardcopy forms from the Deca Gold office located in Cebu Business Park. Client will be guided by our Sales coordinator in filling out the forms.
Client should submit 2 valid IDs with 3 specimen signatures and proof of income, same details with in-house mentioned above.
Client complete requirements must be submitted within 7 working days to avail the free downpayment, the client only has to pay the reservation fee. Upon take out, pay direct monthly amortization to pag ibig.
Pag ibig processing usually takes 1 to max of 3 months, if client cannot wait that long and want to move in asap, they can apply for in-house first then migrate later to pag ibig, but in this particular case client should pay the downpayment.
